Coworking or a private office: which pays off for a small team?
The numbers, with real prices in Marvila: when a desk in the open space is enough, and from how many people a private room makes sense.

A team of two to five people almost always reaches the same question: do we stay in coworking or move to a room of our own? The answer depends less on the price per person than on the kind of work the team does during the day.
What each option costs
At WorkHub Matinha, a flex desk costs €125 a month and a fixed desk €182 (plus VAT). A private office of 15 to 20 m² for 4 people starts at €832 a month; one of 30 to 45 m² for 6 to 10 people, at €1,200.
- 4 fixed desks: 4 × €182 = €728 a month, with 20 hours of meeting rooms (5 h each).
- S office for 4 people: from €832 a month, with 10 hours of meeting rooms and a door that closes.
- The difference, about €100 a month, is the price of privacy.
When coworking is enough
- The team is often out, or in on different days: a flex desk (weekdays 9am–6pm) avoids paying for empty seats.
- Calls are few and short: phone booths and rooms by the hour cover them.
- You want to be close to other companies: the open space and the weekly brunch do that.
When a private room pays off
- There are calls all day, or conversations that should not be overheard.
- The team needs to leave equipment, screens or paperwork set up overnight.
- You host clients often and want a space with your own brand.
- The team will grow: an office for 6 to 10 avoids moving again in six months.
What matters more than price
In a shared space, cleaning, internet, water, electricity, meeting rooms and 24/7 access are in the monthly fee. A traditional lease adds a deposit, fit-out, furniture and service contracts. Longer contracts (6, 12 or 24 months) lower the monthly price; with no commitment, you pay for flexibility.
